A "roof certification" in Florida can only be executed by a Licensed Florida Roofing Contractor or Certified HAAG Engineering Roof Inspector. Roof certifications are commonly required by a homeowners insurance policy is coming up for renewal, during re-financing situations, or during real estate transactions.
Generally, when a Florida Licensed Home Inspector or a General Contractor inspect a roof, their skill set is limited to simple visual examinations and they are mostly able to identify damage in the form of missing shingles or tiles. It is not the requirement, scope of work, or learned knowledge of a Home Inspector or GC to know or be able to identify specifics of roof condition. Simply stated, it's not part of their licensing or credentialing coursework.
As Licensed Roofing Contractors, with the additional credentials held by most of our staff as "HAAG Engineering Certified Roof Inspectors", we don't just drone or walk your roof and identify if there are missing shingles or that the roof is just plain "old".
We first pull a complete permit search to see if the roof is up to the latest Florida Building Codes. This is huge for insurance and for your safety. We then order a satellite architectural view measurement of your roof. This is a completely individualized and separate report than home square footage and property survey area. This report is the true detail of every aspect of your roof. Our third step is to pull a NOAA verified property weather report to assess the amount of reported storms affecting the property. Not the area, but the specific property. This allows us to assess, potential conditions prior to even going out to the site. Roof Age, the way and when it was guilt, plus "X" amount of wind / rain / hail / etc. hitting it for "Y" amount of years paints a pretty clear undisputable history of what we can expect.
Once at the property, we get on all fours, (hands and knees), and examine shingle by shingle or tile by tile on your roof. What you can't see from standing on a roof and taking photos you can identify when your one inch away and actually toughing and examining the shingle or tile.
For instance, when shingles age, the bond underneath dries out. This causes the shingled to flap around during a storm. This flapping around is not easily visible from a drone of a far away roof photo. But is is visible up close in the form of a tiny fracture many times at the upper union of the overlapping shingle. This is just one of the may things that need to be identified.

We will conduct a full square footage, inch by inch inspection and provide you with a full report of all slopes plus your architectural satellite measurement with our "Roof Certification" services and schedule you for a yearly or post "bad storm" inspection so that you comply as your duties as a homeowner.
